The Ballpark neighborhood sits northeast of LoDo, around Coors Field and toward the Arapahoe Square and RiNo edges. Historically industrial and warehouse territory, it now includes converted brick buildings filled with bars, breweries, restaurants and offices, plus newer mid-rise apartments built on former parking lots. Parts of it share architectural character with LoDo but may not be in the same historic district; check the status of a specific building with the city.

The concentration of commercial kitchens means fire and smoke losses come up more often here than in a typical office district. Older buildings also have their share of water issues: aging roof drains, basement utility rooms and retrofitted plumbing.

Planning around the stadium

Event days change what is practical on the street.

  • IfA loss occurs on a game or event dayThenExpect heavy foot traffic, closed streets and parking restrictions. Ask security to arrange a protected loading spot and plan equipment routes.
  • IfA dumpster or lift must sit on the streetThenCheck with the City and County of Denver about right-of-way permits and any event-day restrictions.
  • IfA bar or restaurant tenant wants to reopen for a big eventThenReopening still depends on fire, health and building inspections where required; schedule those early.
  • IfNoisy work is needed in a building with residential loftsThenBalance after-hours work with resident quiet hours; event nights can be noisy already, but late-night work still needs agreement.

Common questions

Do breweries and taprooms need special handling after a water loss?

Often. Process equipment, glycol lines, floor coatings and trench drains need input from the brewery's equipment vendors. Food-contact areas may also need inspection before production restarts, so involve the tenant early.

Are Ballpark buildings in the LoDo historic district?

Some nearby blocks are and many are not. Confirm the status of a specific building with Denver Landmark Preservation before any exterior repair.
